Forty-six years of building. Two technology platforms. A library of work to show for it.
Operator-led real estate development across multiple cycles and asset classes — combined with two capital-formation platforms, an AI infrastructure company, and a published body of writing refined through experience, not theory.
Brian Barbuto is a real estate developer, capital-formation operator, and entrepreneur with more than four decades of senior-level experience across development, construction, capital markets, and technology.
As founder and CEO of Barbuto Building and Development Company, headquartered in Southern California's Inland Empire from 1978 to 1994, he directed the construction and sale of more than 2,320 housing units and over two million square feet of industrial space across four master-planned communities and twenty-one major subdivisions. He pioneered mixed-use communities and is credited with establishing the residential category known as Attached Single-Family Homes, a product type that has since become standard in supply-constrained markets.
From 1990 to 2014, he served as founder and CEO of Speiro Builders in Sonoma County, leading three master-planned communities and 1,260 housing units, including 310 units of assisted and independent living facilities. From 2013 to 2021, he founded Invateck, Infobrij, and Wrazel Holdings — capital-formation platforms in regulated real estate crowdfunding and the cannabis sector, working directly with the SEC on what became one of the first online platforms for commercial real estate investment.
Today, Brian leads Memex-Orchestration, an AI Workforce Infrastructure platform, and continues to invest, consult, and write on the disciplines that separate serious operators from speculators.
A selection of the work — across California, Nevada, and Oregon — that built the framework now codified in The Foundational Developer Playbook.
Three platforms across capital formation and artificial intelligence — each addressing a structural gap that prior generations of operators were unable to solve at scale.
An early online platform for commercial real estate capital formation, sourcing both debt and equity for development projects from a diversified investor base. Brian and the Infobrij team worked directly with the Securities and Exchange Commission on what became one of the first regulated online platforms for commercial real estate investment.

A Delaware-formed capital-formation and media platform built for the cannabis sector. Wrazel operated a Cannabis Investment Marketplace, an independent industry news platform, a business database that grew to nearly 6,000 members, a service index, and the Wrazel Cannabis Broadcast Network (WCBN). Programming included regular live B2B events in Los Angeles and at the Newport Beach Conference Center, drawing presenters and investors nationwide. Strategic joint ventures included Fundopolis, TNexus, Cannacribs, and Leafwire. The company evolved into Wrazel Holdings, Inc., a California C-Corporation, with affiliate office negotiations across five states.
